Caulking Maintenance
It is important to maintain the seal to ensure your joins remain sealed especially around wet areas when water to the join could result in a leak into your walls and cupboards resulting in costly damage.
Remove old caulking &re-seal joins
Over time (much longer than grout) and normal house movement, joins will no longer seal and need to be removed and replaced.
If this join was to remain with faulty caulking, water could seep into the join which would then sit on the floorboards under the spa hob.
Over time, as the water built up, the ceiling downstairs could become water damaged.
Improve Benchtops
Areas around sinks have water sitting on the seal which breaks down caulking. Damage to the seal allows water and debris to penetrate the join resulting in mould and breaking down of the seal.
Water leaking through the join causes damage to your wall space and base cupboards. As the water seep/leak will happen over a long period of time, the damage will not be visible until it becomes a costly fix.
Seal Windows
Are you replacing curtains with blinds?
Your windows and their joins need to look their best as they will be on display rather than hidden with curtains.
Over time, normal movement will leave a slight gap between a window and window frame.
1. Sealing the gap will insulate & therefore improve energy efficiency in your property.
2. Sealing the join covers the 'over paint' & improves the look of your window, giving a clean, finished join which will be noticeable when the blinds are up.
3. Stops dirt & debris from gathering in the join.
LANDLORDS
Check that all the seals in the wet areas of your rental property are intact on your next inspection. Landlords usually check their rental properties for damage to walls, cleanliness and weed control; missing the ‘finer details’ such as the seals around sinks and vanities.
Over time caulking does fail, sometimes through age, sometimes because the silicone is not being kept dry. A failed seal won’t prevent water from entering the join and damaging wall and cupboard space - a costly fix that every Landlord dreads, not to mention trying to get one or two different tradies out to fix the damage.

Bathrooms
Over time and normal house movement, old caulking or grout will fail leaving a gap for water to leak into and dirt to gather into.
If your property is more than 10 years old, it's wise to have a good look around the bathrooms and wet areas. Don't forget to look down, check where the base cupboards meet the flooring.
Caulking Shower bases
When the caulking or grout in a shower base fails, it not only looks ugly, but it also attracts mould as water and soap grime gather in the unprotected joins.
As you can see from the second photo, a lot of grime has built up in this join.
After removal of the old caulking, the join is thoroughly cleaned prior to recaulking, so that mould is not growing under the new caulking.
Resulting in a new looking shower base.
